Project Name: Good Samaritan Health & Wellness Phase 3

Location: Jasper, Georgia

Client: Good Samaritan Health & Wellness

Project Type: Renovation and multi-floor addition

Scope: Construction of 10,746 SF 2-story building with two, one-story connecting corridors to the Good Samaritan Health and Wellness Center Building. Included in the facility were two sets of interior stairs, an elevator, pharmacy, exam rooms, offices and a multi-purpose room.

The Vision: Medical services for those in need

The Good Samaritan Health and Wellness Clinic was eager to begin its Phase3 addition and renovation of a pharmacy, exam rooms, office space and other patient amenities. Cooper & Company General Contractors was selected for the project due to our firm’s competitive pricing as well as the client’s familiarity with our company who came on board to complete Phase 2 when another construction firm was unable to complete the job.

The Challenges and Solutions: Building alongside a fully operational clinic

The success of our Good Samaritan Phase 3 project was challenged by multiple factors. The clinic and pharmacy remained fully operational while our construction team operated alongside them.  This required careful phasing and sequencing of our schedule and trades. Each week our Project Manager and Superintendent would provide a plan of action for subcontractors at each weekly subcontractor meeting. It also required open and constant communication with the Good Samaritan staff members. The biggest priority was keeping the pharmacy perimeter secure as well as the parking lot area safe as it was open to patients and staff as well as an access area for materials and deliveries. Our Project team put additional security measures in place such as fencing and cameras as well as relying on regular communication with Good Samaritan team members to ensure parking lot safety.

To avoid delays in the schedule from long-lead items like the elevator portion of the project, our Project Manager scheduled these materials and trades within two weeks of receiving a Notice to Proceed.

Inclement weather, including heavy rain and snow also attempted to delay the project. The Cooper & Company project team identified creative solutions to keep the schedule on track so the project would finish on time. While a certain amount of weather delays were already included in the schedule timeline, additional days were worked around by trades going the extra mile to work on evenings and weekends at times. This also helped alleviate challenges presented of construction on an occupied jobsite.

One of the biggest concerns our Owner had was having our project team ensure Good Samaritan’s daily operations would not be interrupted. Our project team provided a schedule and team of subcontractors who not only achieved this goal, but also ensured patients, staff subconsultants and project team members were always safe when on the jobsite.

Regular and frequent communication between all parties made this possible. Our project team was involved and/or led regular O/A/C meetings, walk throughs, and openly communicated schedule updates with all active team members. The owner appreciated our upfront, regular, and open communication style. They always felt their concerns were heard, requests met and always included in our decision-making processes.
